The Sanur rental market for owners

Sanur rents differently from the west coast. Guests are families, couples in their fifties and sixties, long-stay Europeans and Australians and a lot of repeat visitors who come back to the same street every year. They book earlier, stay longer and care about a quiet bedroom, a clean pool and a walk to the beach path more than about a rooftop bar.

The streets that work best for rentals are the ones between Jalan Danau Tamblingan and the beach: Batu Jimbar, Sindhu, Semawang, the Mertasari end towards the south and the lanes off Danau Poso. Villas deeper towards the bypass still rent, but they need a car, better photos and a sharper price.

What we see in our own Sanur calendars: a long high season from June to September, a second peak over Christmas and New Year, and a steady base of monthly stays in between. We use that pattern to set minimum stays and monthly rates per villa instead of applying one rule to all.

Which villas rent best in Sanur

  • Two- to four-bedroom villas with a private pool and a real kitchen, because Sanur guests cook and stay a week or more.
  • Anything within a ten-minute walk of the beach path or the Sindhu night market.
  • Townhouses and apartments in small complexes: lower price point, strong monthly demand, easy to run.
  • Before launch we usually fix the same three things: tired mattresses, weak Wi-Fi and a pool that has not been serviced properly.

Long-stay and monthly rentals in Sanur

Sanur has visible monthly demand: retirees, remote workers and families relocating for a school year. For many villas the best plan is a mix: nightly rates in high season and monthly rates from February to May and in October and November. We manage both under the same agreement and the same 20% commission on actual revenue.

Owner use is blocked in the calendar first, then the rest of the year is priced. If you spend two months a year in your villa, we plan the rental year around those dates.

Sanur villa management FAQ

Do you manage villas anywhere in Sanur?
Yes. Our Sanur villas run from Sindhu in the north to Mertasari in the south and inland to the bypass. If your villa is in Sanur Kauh or Sanur Kaja, it is inside our normal rounds.
Do you manage monthly rentals in Sanur?
Yes. Many of our Sanur owners mix nightly and monthly stays. Tenants are screened, contracts and deposits are handled by us, and the same monthly report applies.
How fast can you start?
After a visit and a signed agreement, most villas go live within about two weeks: photos, listings, pricing and a licence check, then the first guest.
What does management cost?
