Villa management in Pererenan and Berawa

Pererenan, Berawa and Seseh are where Canggu's larger villas are. We manage Leonardo, a nine-bedroom resort villa in Pererenan, and we know what it takes to run a house that sleeps eighteen: staffing, event rules, deposits and a calendar that is planned months ahead.

What we take over

Villa management in Pererenan and Berawa: everything under one roof

For owners in Pererenan and Berawa we run the whole villa: marketing and listings on every channel, seasonal pricing, guest messaging around the clock, check-in, housekeeping, maintenance and pool care, staff, licence checks and one monthly statement with the payout. One 20% commission on the revenue the villa actually makes, nothing fixed.

The market, honestly

The Pererenan and Berawa rental market for owners

Guests here are families and groups, wellness travellers and people who want Canggu's cafés without living next to them. Stays are longer than in central Canggu and bookings come earlier, often for a whole villa for a birthday, a retreat or a family reunion.

Pererenan beach road and the lanes behind it, the Seseh side and the Berawa streets around the Finns area are the addresses guests search for. Rice-field views still sell, but a bumpy access road costs bookings; we say so before the photos are taken.

Large villas live or die on operations: enough staff on changeover day, a clear house rule for events and noise, a damage deposit that is actually collected, and a relationship with the banjar. That is the part owners underestimate and the part we run for you.

Which villas rent best in Pererenan and Berawa

  • Five- to ten-bedroom villas for groups, with a large pool, a dining table for the whole party and staff quarters.
  • Three- and four-bedroom family villas on quiet lanes within a short drive of Pererenan beach.
  • Villas with a separate yoga or event space: retreat demand is real here.
  • Before launch we set the event policy, the maximum guest count and the deposit, and we brief the staff on all three.

How it runs

A villa in Pererenan and Berawa, day to day

A local housekeeping crew on changeover days, a maintenance and pool round every week, a guest line staffed 24/7 and a named villa manager who visits the villa and answers your WhatsApp. Repairs above your monthly budget are quoted with photos and approved by you first. See housekeeping, maintenance and reporting for the detail.

Specific to the area

Managing large group villas (6 to 10 bedrooms)

A nine-bedroom villa is a small hotel. Changeover needs a team, not one housekeeper; the kitchen needs a stock list; the pool and generator need a schedule; and every group needs a named contact on WhatsApp from the moment they book. Our Pererenan villa runs on exactly this model.

Pricing per bedroom, minimum stays of three to five nights and a clear deposit policy keep the calendar full of the right groups and free of the wrong ones.

Owner-first terms

20% of actual revenue.
Nothing fixed.

We earn only when you earn: a single 20% commission on the bookings your villa actually makes. No monthly fee, no onboarding fee, no markup on repairs.

See what the 20% covers
  • 20% on real revenue, nightly and monthly alike
  • Expenses pre-approved and shown with receipts
  • Your villa, your rules: owner stays, house limits, floor price
  • Direct-booking site cuts platform fees on part of bookings
  • Clear exit terms: leave if we do not deliver

We had a great stay at this villa and really enjoyed our time there. The villa is beautiful, comfortable, and in a great location in Canggu. It’s very close to the beach, with plenty of restaurants, cafés, beach clubs, and other places nearby, which makes it a great choice for anyone looking to stay in Canggu. The host was also very responsive, helpful, and easy to communicate with throughout our stay. Everything we…
