The market, honestly
Guests here are families and groups, wellness travellers and people who want Canggu's cafés without living next to them. Stays are longer than in central Canggu and bookings come earlier, often for a whole villa for a birthday, a retreat or a family reunion.
Pererenan beach road and the lanes behind it, the Seseh side and the Berawa streets around the Finns area are the addresses guests search for. Rice-field views still sell, but a bumpy access road costs bookings; we say so before the photos are taken.
Large villas live or die on operations: enough staff on changeover day, a clear house rule for events and noise, a damage deposit that is actually collected, and a relationship with the banjar. That is the part owners underestimate and the part we run for you.

Specific to the area
A nine-bedroom villa is a small hotel. Changeover needs a team, not one housekeeper; the kitchen needs a stock list; the pool and generator need a schedule; and every group needs a named contact on WhatsApp from the moment they book. Our Pererenan villa runs on exactly this model.
Pricing per bedroom, minimum stays of three to five nights and a clear deposit policy keep the calendar full of the right groups and free of the wrong ones.
