It depends on area, size, condition and season — a realistic range only makes sense after a viewing. We’ll give you an honest estimate based on villas we already run in Sanur, Canggu, Umalas and Ungasan, not a number designed to win the contract.

What does management cost?

A single commission on actual bookings — nothing when the villa doesn’t earn. The exact rate depends on the villa and the scope of work; message us on WhatsApp and you’ll have our terms the same day.

Can I still stay in my own villa?

Of course. We block owner dates in the calendar whenever you want — many of our owners spend part of the year in their villa and rent it the rest of the time.

Who handles guests at 2am?

We do. Our team is in Bali, guest support runs 24/7, and owners are never woken up by a broken air-con or a late check-in.

My villa is already listed on Airbnb — what changes?

We take over the listings (or rebuild them properly), sync one calendar across all channels, add our direct-booking site on top and manage pricing per season. Existing future bookings are honoured — nothing is cancelled.

Monthly, not nightly — and not a yearly lease

A monthly villa rental in Bali is a different product from a nightly booking and from a yearly lease, and it is worth knowing which one you are being offered. A nightly booking multiplied by thirty is the most expensive way to stay a month. A yearly lease through an agent is the cheapest per month, but the villa usually comes unfurnished, you pay a year up front, and the agent takes a commission for introducing you.

What we rent sits between the two: a fully furnished, fully serviced villa, from one calendar month, with housekeeping, pool and garden care, Wi-Fi and maintenance included in the rate. You deal with the company that manages the villa every day — not a listing site and not a broker — so there is no booking fee and no introduction fee, and if the air conditioning fails on a Sunday you message the same people who answered your first question.

Renting a villa in Bali by the month: your questions

How much does it cost to rent a villa in Bali for a month?

It depends on the area, the number of bedrooms and the season. Our own rates are on the villa cards on this page and on each area page. As a guide to the wider market: bare, unfurnished villas on yearly agency leases are the cheapest per month, serviced and furnished monthly rentals like ours sit above them, and Canggu prices above Sanur, Umalas and Ungasan for the same size of villa.

What is the minimum stay?

One calendar month on every villa. A few take 21 nights in low season — ask us which.

What is included in the monthly rate?

A furnished villa with a private pool, weekly housekeeping, pool and garden care, Wi-Fi, and maintenance including call-outs. Electricity is metered and billed at cost, which is standard in Bali. Daily housekeeping, airport transfers and scooter or car hire can be added.

Do you charge an agency or booking fee?

No. We manage these villas ourselves, so you rent from the manager directly. There is no agency commission, no introduction fee and no platform service fee — only the rent, the metered electricity and a refundable security deposit.

Can I see the villa before committing?

Yes. If you are already in Bali we will arrange a viewing. If you are not, we will do a video walkthrough on WhatsApp — most of our long-stay guests book that way.

Which area should I choose for a long stay?

Sanur for calm, walkability, schools and medical facilities. Canggu and Pererenan for surf, coworking and social life. Umalas for quiet and space within reach of both Canggu and Seminyak. Ungasan for the Bukit beaches and the best value per month.

Can I pay monthly rather than for the whole stay up front?

For stays of three months and longer we normally split payment. Tell us what you need and we will set out the terms in writing before you commit.
