Buy a villa in Bali
The Host Bali manages private villas on the island and sells them when an owner decides to move on. That changes what a listing looks like: instead of a brochure you get the occupancy, the nightly rates the house actually earned, the staff and utility costs, and the paperwork — lease agreements, building permits, tax receipts — before you commit to anything.
Every villa here has a private pool and sits in one of four areas we know street by street: beachside Sanur on the east coast, Canggu and Pererenan on the west, the rice-field lanes of Umalas, and the clifftop south around Ungasan. Prices are quoted in US dollars or rupiah as the seller sets them, and every transaction is settled in rupiah through a licensed notary.
A foreign buyer in Bali normally holds a villa on a long lease — 25 to 30 years, often with an extension already written into the contract. Freehold title (Hak Milik) can only be held by an Indonesian citizen or through a properly set-up company. We tell you for each house which it is, how long is left, and what the extension terms say.
Beyond the price, budget for the notary and the transfer taxes, and for a survey if the house is older. Who pays which tax is agreed in the contract and differs between leasehold and freehold; we set out the exact split for each villa before you decide, so there are no surprises at signing.
Ask for the pack on any listing and you get the documents and the rental figures the same day. Then a viewing in person or on video, an offer, a notarised agreement and the transfer of rights or lease. If you want the villa to keep earning, our team can carry on managing it after the sale.
Yes, most commonly on a long leasehold: you buy the right to use the villa and the land for a fixed number of years, typically 25 to 30, and many leases include an option to extend. Full freehold title is reserved for Indonesian citizens; a foreign investor can hold building rights through a foreign-owned company (PT PMA). We explain which structure fits each villa on this site.
It varies by house. Each listing states the exact end year of the lease or the number of years remaining, and whether an extension is already agreed with the landowner. We do not list a villa without that information.
Our current listings run from about US$250,000 for a three-bedroom townhouse in Umalas to around US$550,000 for a four-bedroom villa by the beach in Sanur. Prices are the sellers’ asking prices; some are quoted in rupiah, some in dollars, and every deal is settled in rupiah at the rate on the day.
Most of them are already in our rental programme, so the listing shows the real occupancy and the net income to the owner over the last twelve months. You can keep the same management after the purchase, hand the villa to another company, rent it out yourself or simply live in it.
The lease or title documents, the building permit (PBG) and where it exists the certificate of fitness (SLF), the land certificate, tax receipts and the current rental contracts. For serious buyers we share the full pack before the viewing.
