The Canggu rental market for owners

Guests in Canggu are surfers, remote workers, groups of friends and younger families. Stays are shorter than in Sanur, turnover is higher and reviews decide everything. A villa with tired photos or a slow reply simply disappears in the search results.

The strongest addresses are the lanes off Batu Bolong and Pantai Berawa, the Echo Beach and Nelayan side, and Padang Linjong. Tumbak Bayuh and the rice-field side towards Pererenan rent well for longer stays if the road access is decent. Pererenan and Berawa have their own page because the guest profile there is different.

Canggu has a real low season: after the Australian school holidays and before Christmas, prices drop sharply. Our approach is to hold rate in high season, use minimum stays and gap-night rules, and switch part of the low season to monthly stays rather than discounting nightly rates to the floor.

Which villas rent best in Canggu

  • Three- to six-bedroom villas for groups, with a large pool and an open living area.
  • Anything within walking distance of Batu Bolong beach or the Berawa cafés.
  • Villas with a real work setup: desks, fast Wi-Fi, quiet bedrooms; remote workers stay three to eight weeks.
  • Noise matters here more than anywhere else: a villa next to a beach club needs to be priced and described honestly.

How do you price a villa in Canggu?
Seasonal base rates per villa, an event calendar, minimum stays in high season, gap-night rules and last-minute logic. You see the rate calendar and can set a floor price.
Can you take over my existing Airbnb listing?
Yes. We keep the listing and its reviews where the platform allows it, add the other channels and our direct site, and honour every future booking already in the calendar.
What does management cost?
