The Ungasan rental market for owners

Ungasan guests are couples, honeymooners, surfers heading to Uluwatu and small groups who want cliffs and beaches rather than cafés. They arrive by car, stay three to seven nights and photograph the view, so a villa here is sold on its setting and its pool more than on walking distance to anything.

Melasti, the Pandawa side, Green Bowl and the lanes off Jalan Uluwatu towards Balangan and Karma are the addresses that rent. Further inland, villas need a lower price and a clear description of the drive to the beach.

Practical points that decide occupancy on the Bukit: a reliable water supply or a tank that is actually filled, a road a car can take after rain, and a maintenance routine for salt, wind and sun. We built our routine here on our own four villas.

If you own a small villa on the Bukit, that shared-team model is what we offer: the same 20% commission on actual revenue, with operating costs kept in proportion to a small house.

Is a one-bedroom villa worth managing?
Often yes, if it is priced with minimum stays and run within a team that serves several units. We run four of them in Ungasan.
What about water and electricity on the Bukit?
We check both on the first visit and include tank filling, pump checks and generator tests in the maintenance routine where needed.
What does management cost?
A single 20% commission on actual bookings, nothing fixed. Consumables, repairs and utilities are billed at cost with receipts; see pricing.
Can I still stay in my own villa?
Yes. Owner dates are blocked first and the calendar is priced around them.
