Nightly or monthly: which suits your villa

Nightly rentals earn more per night and need daily operations; monthly rentals earn less per night, cost less to run and suit residential areas. Sanur, Umalas and Renon carry both; central Canggu leans nightly; the Bukit leans nightly with couples. After the visit we recommend a mix and a calendar, and you decide.

What we do, what you decide

We do: licence check, photo shoot, listings on every channel and our site, pricing, guest messaging 24/7, check-in, housekeeping, maintenance and pool care, staff, the monthly statement and the payout. You decide: your own dates, the floor price, house rules, whether to allow events or pets, the monthly repair budget and anything above it.

Can a foreigner rent out a villa in Bali?

Yes, when the property has the right licence for rental, the owner or the entity holding the property is registered for tax, and guests are reported as required. What applies depends on how the villa is held; we check the documents and arrange what is missing through licensed consultants. What it will cost and earn

Cost: 20% of actual revenue plus consumables, repairs and utilities at cost with receipts. Earnings depend on area, bedrooms, condition and season; use the income calculator with your own expected nightly rate for a first range, then ask us for an estimate after the visit.

Timeline to first guest

Visit and honest assessment; agreement; licence check; photos and listings; first guest, typically within about two weeks of a guest-ready villa. A villa that needs furnishing or paperwork takes longer, and we tell you how long at the visit.
