Week one: handover walk-through, snagging list, inventory with photos, licence and tax check. Week two: furnishing gaps closed, staff briefed or hired, photo shoot. Weeks two to three: listings built on every channel and on our site, pricing set for a launch with no reviews, calendar opened. Most villas go live within about two weeks once the house is guest-ready; a villa that arrives without beds takes longer, and we say so at the first visit.
Developers hand over houses, not rentals. The usual gaps: no blackout curtains, one set of linen, no bins, no first-aid kit, a kitchen with two pans, an internet line that was never ordered, a pool without a cover or a fence. We walk the villa with a rental checklist and give you a costed list before the shoot.
A new villa needs its own licence and tax registration before it is advertised. We check the ownership and zoning documents, list what is missing and arrange it through licensed consultants. Advertising a villa without them is how owners meet the authorities for the first time.
A villa with zero reviews needs a launch price that wins the first bookings from guests who will write the first reviews, then a steady climb to its real rate. We plan that curve in advance and review it weekly.
Housekeeping, pool and garden are covered by our area team from day one; dedicated staff are hired if the villa size needs them, with contracts and payroll handled by us.
