In detail
Sanur, Renon and Umalas have the strongest long-stay demand among the areas we cover: retirees, families on a school year, remote workers and professionals in Denpasar. Central Canggu is different: shorter stays and higher turnover, with monthly demand mainly in the low season. Each area page explains the local mix.
A good tenant is found by asking the right questions before the viewing, not after the deposit. We check identity and visa status, ask for references and for the purpose of the stay, and we write house rules into the contract: guests, pets, noise, maintenance access. Deposits are held and returned against a signed inventory.
Our commission is 20% of the rent actually collected, nothing fixed, the same as for nightly rentals. Utilities and repairs are passed through at cost with receipts. For yearly contracts paid up front, the commission is settled per payment as it arrives.
Many owners do both: a monthly tenant from February to May, nightly guests in the peak months, and their own stay in between. We plan the year around your dates first, then price the rest.
