Villa rental versus Airbnb in Bali isn’t really a choice between two different types of property, many villas, including some of ours, are listed on both Airbnb and a direct booking channel. The real question is which route to book through: a platform that adds a service fee and sits between you and the manager, or a direct enquiry that skips both.

Booking direct means no booking fee, no OTA commission built into the price, and payment arranged only after your dates are confirmed, talking straight to the people who manage the villa rather than a platform’s support system.

Why the same villa can cost more on Airbnb

When a villa is listed on Airbnb, the price shown typically has to account for Airbnb’s service fee and the host’s own commission to the platform. Booking the identical villa direct with the manager cuts that layer out, which is often reflected in the direct rate being more competitive, alongside our own direct-booking discounts (5% off any stay, 10% weekly, 15% monthly).

Why some travellers still prefer Airbnb

Airbnb offers a familiar interface, reviews in one place, and its own payment protection and dispute process, which some travellers value, particularly if it’s their first time booking overseas accommodation. If that peace of mind matters more to you than the price difference, it’s a reasonable trade-off to make consciously.

What you get booking direct with us

We manage all 20 of our villas for rent ourselves, so a direct enquiry reaches the actual team who holds the keys, not a support layer removed from the property. We reply the same day, usually within about 15 minutes during booking hours (8:00 am–10:00 pm WITA), confirm cancellation and deposit terms in writing before you pay, and nothing is charged on the website itself. Some of our villas are also listed on Airbnb and Booking.com if you prefer that route, but the terms and price you’ll get messaging us directly are usually better.

What Airbnb’s review system gets right, and where it falls short

Airbnb’s review system is genuinely useful for a first impression, seeing how past guests rated cleanliness, communication and accuracy of the listing. Its limitation is that reviews are tied to the platform, so a villa that’s excellent but has only recently started listing on Airbnb (or primarily books direct) may show few or no reviews there despite years of an established, well-run operation. A villa manager’s own website, social media presence, and how they communicate when you first message them can fill in that gap, giving you a fuller picture than the platform review count alone.

If you’re choosing between two villas and one has more Airbnb reviews than the other, it’s worth asking the less-reviewed one directly how long they’ve been operating and whether they have testimonials or a track record elsewhere, rather than assuming fewer reviews automatically means less experience.

How deposits and payments typically differ between the two routes

On Airbnb, payment is usually processed and held by the platform according to its own schedule and refund rules. Booking direct means payment is arranged directly with the manager, which gives more flexibility (splitting payment, adjusting timing around your own travel booking) but also means it’s more important to get terms confirmed clearly in writing beforehand, since there’s no platform-level dispute process to fall back on. We confirm all payment and cancellation terms over WhatsApp before any payment is made, precisely because this direct trust needs to be established clearly upfront.

On Airbnb, an issue during your stay is typically raised through the platform’s resolution centre, which can involve some back-and-forth before it’s resolved, particularly if the host is slow to respond. Booking direct means the issue goes straight to the people managing the villa, without a platform intermediary in between. For us, that means a WhatsApp message reaches our team directly, and given we manage the villa ourselves rather than relying on a separate owner, we can usually act on a genuine problem the same day.
