Bali villa prices by area vary because each area has a different mix of villa sizes and a different kind of demand, not because one area is uniformly cheaper or more expensive than another. Sanur skews toward families and long stays with a wide range of sizes, Canggu toward larger beachside villas for groups and digital nomads, Umalas toward quiet, work-friendly stays, and Ungasan toward smaller clifftop teak villas on the Bukit.
Comparing “Sanur prices” to “Canggu prices” directly is misleading unless you’re comparing similar bedroom counts and similar proximity to the beach or main strip. The area matters less than what specific villa you’re comparing.

Why Sanur has the widest range
With 11 villas across our portfolio, from 2-bedroom townhouses to a 4-bedroom family villa near Mertasari Beach, Sanur has the broadest spread of prices simply because it has the broadest spread of villa sizes. It’s also the area with the calmest sea and the most family-oriented feel, which affects the kind of villa built there (larger gardens, kid-friendly pool areas) more than it affects raw pricing.
Why Canggu tends to sit higher for comparable size
Canggu villas, including Villa The Wave near Berawa Beach, are generally larger and closer to the beach and the surf, café and coworking scene that draws digital nomads. With only two villas in our Canggu portfolio against strong demand, availability and price both reflect that. If you don’t need to be in Canggu specifically, Umalas offers a similar work-and-café lifestyle at a different price point with a shorter drive to Canggu itself.
Why Umalas and Ungasan price differently despite similar size
Umalas villas like Premier Umalas 16 and 17 sit in quiet lanes between Seminyak and Canggu, priced around the convenience of cafés, coworking and a central location. Ungasan’s teak villas, built for a different feel entirely, quiet, natural materials, clifftop position, price around proximity to Melasti and Green Bowl beaches and a slower pace on the Bukit. Comparing a 2-bedroom Umalas villa to a 2-bedroom Ungasan villa on price alone misses what each is actually offering.
Choosing by budget versus by area

How proximity within each area shifts price
Even within one area, distance to the main attraction matters. In Sanur, a villa within a short walk of the beach path generally costs more than one a few streets back, even at the same bedroom count. In Canggu, proximity to Berawa Beach or the Pererenan café strip has a similar effect. In Umalas, being closer to the main café and coworking cluster near the Umalas-Kerobokan border tends to command a premium over a quieter lane further out. In Ungasan, proximity to Melasti or Green Bowl beach access points matters more than distance to any particular town centre, since the area itself is quieter and more spread out.
This means two villas in the “same area” can still have a meaningful price gap, and it’s worth asking specifically about walking distance to whatever matters most for your trip, rather than assuming all villas within one area are priced similarly.
Bedroom mix differences between areas
Part of why areas price differently on average comes down to what’s typically built there. Sanur has the broadest bedroom-count range in our portfolio, from 2-bedroom townhouses to larger family villas, which naturally produces the widest price spread. Canggu’s villas, including a large 6-bedroom beachside property, skew larger on average. Umalas sits mostly in the 2 to 4-bedroom range, suited to couples and small groups working remotely. Ungasan’s teak villas are mostly 1 and 2-bedroom, reflecting the area’s quieter, more intimate feel. Comparing “Sanur” to “Ungasan” without accounting for this typical size difference will always look skewed.
A practical way to shortlist by area
If you’re not sure which area fits, start by ruling areas out based on what genuinely matters to your trip rather than trying to rank all four from best to worst. If you need to be within walking distance of surf or a lively café scene, Canggu is likely your area regardless of price comparisons elsewhere. If you’re travelling with young children and want a calm, flat beach to walk to each morning, Sanur is worth prioritising even if a slightly cheaper option exists elsewhere. If remote work and a quiet, central base matter most, Umalas deserves a close look. If you want a slower pace and dramatic clifftop scenery with beach access via Melasti or Green Bowl, Ungasan fits. Once you’ve narrowed to one or two areas this way, the price comparison becomes a much more useful final step rather than the starting point.
